THE COMPLEX

On a plot of more than 10,000 m2, the complex is made up of eight independent buildings with a ground floor plus 2 floors, arranged in a U-shape to create a large interior garden area that allows maximum privacy to the homes, all without giving up to use large windows to take advantage of natural light, providing luminosity to the homes.

The garden area has two swimming pools , one large overflowing pool for adults and a second for children, all surrounded by a garden integrated into the environment, which tries to reproduce the character of the Mediterranean forests. It also has a large children's play area with adapted equipment.

All the ground floor homes have a garden for private use with a size that varies from 50 to 150m2 depending on the location on the plot, with an access door. The second floor homes have large independent terraces of more than 40 m2 on the roof with direct access from the house itself.

Acqua offers quality as well as design . The result is a project designed and defined for the user, who, taking care of the details, achieves excellent constructive qualities in the homes and common areas of the complex.

FOUNDATION AND STRUCTURE

Both the foundation and the structure of the different blocks will be made of reinforced concrete, having been designed in accordance with the specifications of the Technical Building Code and following the specifications of the geotechnical studies carried out. The foundation has been solved by means of concrete slab and the structure of the blocks with waffle slabs. In the basement, both the slab and perimeter walls will be properly waterproofed. An independent approved technical control body will guarantee the perfect execution of the structure, which will also be covered by a ten-year insurance.

FACADES

The facades have been designed to achieve greater energy efficiency and comfort inside the homes, maintaining an image and identity of its own. The façade system will consist of an exterior cladding that, depending on the area, will be a high-quality porcelain stoneware or fine mortar, an external sheet of plastered ceramic brick, thermal-acoustic insulation and an internal sheet of self-supporting laminated plasterboard cladding.

COVERS

The flat roofs will be accessible for ventilation and air conditioning installations, with non-slip stoneware flooring. Non-passable roofs will be made with an inverted gravel roof system designed in such a way as to optimize insulation and energy efficiency, guarantee waterproofing and facilitate maintenance over time.

TABLETS

To achieve the highest degree of acoustic insulation, the separation between houses and between them with the common elements, will be made by means of a sheet of acoustic concrete brick type dbBlock or similar and self-supporting cladding of 18mm thick laminated gypsum board and acoustic insulation of semi-rigid rock wool plates between uprights. The interior partitions of the house will be made using 18mm thick laminated plasterboard with a bearing structure and a rock wool acoustic insulation layer between uprights.

COATINGS

Smooth matt plastic paint on ceilings and interior vertical walls and acrylic on exteriors. The tiling in the kitchens and bathrooms will be in large-format, high-quality porcelain stoneware with soft tones in accordance with those used in the flooring. The ceiling of the houses will be of the false ceiling type with laminated plaster ensuring a better finish.

PAVEMENTS

All the interior flooring of the house will be made of high-quality large-format porcelain stoneware in soft colors, on an anti-impact sheet over a compression layer to achieve maximum acoustic insulation between floors. To achieve an effect of continuity between the interior and exterior of the house, the terraces will be covered with porcelain stoneware flooring, with the same color and format, but with a non-slip treatment.

SANITARY

First quality white vitrified porcelain sanitary fixtures from the ROCA brand, model Meridian or similar, and the single-lever mixer taps from the Roca brand model Targa or similar will be installed in the bathrooms. Top quality bathtub from the ROCA brand, Continental model or similar. The showers will have a separating partition or glass screen, depending on the case. In all the bathrooms, sinks integrated into the cabinet and mirrors will be installed in front of the sinks.

KITCHENS

The kitchens that will be of high quality and modern design, and with high and low units with large storage capacity, lacquered in satin white. The countertops will be made of light-colored Compac brand quartz or similar, with a high-quality sink and tap. The following top brand equipment will be included: extractor hood, built-in electric oven and microwave, induction cooker, as well as the electricity and water connections and the drain for the dishwasher. In the laundry rooms, the electricity and water connections for the washing machine and its drain will be prepared.

EXTERNAL WOODWORK

The access doors of all the houses will be security doors, with key and security lock, anti-lever hinges and panoramic peephole. The interior doors of the house will be solid, made with MDF, smooth and lacquered in white, with hardware and hinges in matt silver, design handle and matching rubber gasket.

INTERIOR CARPENTRY

The exterior carpentry of the houses will be in gray lacquered aluminum with thermal break and, depending on the case, with sliding or folding leaves. To improve the feeling of comfort of the home and energy efficiency, the glazing of the home will be made with double glazing type climalit with camera. The darkening of the rooms will be by installing sliding or folding aluminum shutters on all windows or terrace doors.

ELECTRICITY

The electricity installations have been designed, not only to comply with the specific regulations of each one of them, but also to achieve maximum efficiency in their consumption and achieve the greatest comfort for users.

AIR CONDITIONING

All homes will have a Daikin or similar brand of hot / cold air conditioning and domestic hot water production. The air conditioning system will have independent indoor units in each of the rooms, allowing temperature control through an independent thermostat in each of them. The air conditioning system will be ready to control it on and off via Wi-Fi. The ventilation system of the dwellings will be mechanical and individual, connecting each of the equipment to the roof through an individual duct, avoiding inconvenience or decompensation due to handling in each of the dwellings.

ILLUMINATION

The electrical mechanisms will be of the highest quality in white or similar, sufficient and complying with current regulations to guarantee the optimal use of each of the rooms that make up the house. The terraces will have a watertight electrical outlet and a light point. The homes will have television and data sockets in all interior rooms except in the bathrooms. Led lamps will be installed in all the light points in the bathrooms and kitchens of the homes, as well as in the corridors and terraces.

NET

With a collective television antenna designed in compliance with the Telecommunications Regulations in force, data collection will also be available in all rooms except in humid areas.

SECURITY

Access to the urbanization will be controlled by an automatic intercom and for access to each block there will be a video intercom in each of the homes. There will be mailboxes with the possibility of parcel delivery.

STORAGE ROOMS

Each block will have an independent elevator that will connect each of the floors including the basement. The lifts will have a maximum capacity of 6 people, suitable for use by people with reduced mobility. The finish of the elevator doors will be in stainless steel on all floors.

GARAGES

All the homes have a parking space allocated in the basement common to all the blocks. The squares corresponding to each block are located below it and have access from the stairs and from the elevator. Additionally, there is the possibility of acquiring a second place in case the owner has the need for a second place. Vehicle access to the garage and exit will be via two independent ramps, each of which will have an automatic door with remote control and key.

WRENCH

All the houses have a storage room allocated in the basement common to all the blocks. Each storage room will have the electrical installation connected to the corresponding home.

COMMON ELEMENTS

The residential complex will be completely closed and fenced, with the entrances and interior roads and gardens perfectly illuminated with volumetric presence sensors to optimize energy savings. Both the garage and the common areas will be equipped with an emergency lighting and signaling system. It will have two swimming pools, one of almost 200m2 for adults overflowing and a second for smaller children's use, a large communal landscaped solarium, equipped with the services and facilities for their use. A large community garden has been designed with grass and native plantations with low demand for water for irrigation. There will also be a children's play area with approved equipment and adapted to the European regulations UNE-EN 1176 and UNE-EN1177 regarding the safety of children's play areas. The residential complex will have a booth for the concierge and a warehouse for maintenance, paved accesses to the different blocks, a bicycle parking area accessible from the common areas.

All blocks have been designed to achieve maximum energy efficiency, guaranteeing comfort. This design represents a significant reduction in the energy demand of each of the buildings and in CO2 emissions, with significant economic savings for future users while taking care of the environment and fighting climate change.
